parisapartmentsearch.com is a company specializing in finding quality in furnished rentals for short or long term periods - from one week to several years. Our clients are people such as yourself - individuals going on vacation/business travel or businesses looking for housing accommodations for their employees who will be transferred to Paris. We hope to welcome you to Paris and your new "home away from home" soon! We are here to serve you in any way we can to this end.

Here is the process book an apartment :

RESERVATION & PAYMENT PROCEDURES

Rental Agreement : When you have confirmed your choice of an apartment. We will contact the owner to make sure the dates you requested are open. (Note : the owner will not block the apartment for you until he has a signed Rental Agreement and your reservation deposit.)We will send a Rental Agreement to you by e-mail. You are to sign and return this rental agreement to us by fax. The owner will be notified of your acceptance of this contract and will await your reservation deposit.The next step is to remit the agency fee (if applicable) and reservation deposit to us (plus the agency fee if applicable to us. You have several options described below.

ATTENTION: All reservations made within 30 days of your arrival date must be paid in full at the time of the booking. If you are reserving an apartment outside of this 30 day period, you will be asked to 25% of the rent and all of the agency fee at the time of the booking.

The balance of the rent due must be paid within 30 days of your arrival date. Credit card or wire transfers may be used to make these payments. Also for US customers, they may make these payments directly into our account at CITIBANK or BANK OF AMERICA. There is a 4% fee addded to all credit card transactions.

Reservation for short term rentals (less than 40 nights) 25% of the rent has to be sent in advance after signing the Rental Agreement. The balance of the rent will be paid upon your arrival as well the security deposit to the owner or his/her agent.

Reservation for long term rentals (more than 40 nights) 25% of the first month's rental fee plus the agency fee has to be sent in advance after signing the Rental Agreement .

The balance of the first month rent will be paid upon your arrival along with the security deposit to the owner or his/her agent. The subsequent month(s) rent will be paid directly to the owner of your apartment.

Agency Fee

This fee is included in the rental fee for 7 nights.

From 7 days to 40 days .............. 30% of the rental fee.
From 40 days to 3 months........... 1/2 month's rent.
From 3 months to 6 months ........ 75% of 1 month's rent.
From 6 months to 9 months ........ 1 month's rent.
From 9 month to 12 months ........ 12% the total rental period.

More than 12 months ....................15% of the total rental period

SECURITY DEPOSIT

Depending upon the apartment, the owner may accept a credit card imprint for the security deposit. If not, you will be obliged to pay the security deposit in cash, traveller's check, bank draft (cashier's check) or wire transfer. The security deposit is, of course, returned to you at the end of your stay, provided that there are no damages and the apartment is left in good condition.

For rentals 7 to 30 days - the security deposit is equal to the first month's rental fee.

For rentals between 1 month and 4 months - the security deposit is equal to 1 month's rental fee.

For rentals more than 4 months - the security deposit is equal to 2 months rental fee.

HOW CAN YOU PAY

CREDIT CARDS

We accept payment by credit card (Visa, Master Card or American Express) through the online payment service called PAY PAL. (There is 4% supplemental fee added to cover bank charges added on to your bill). Credit cards may not be used to pay the 50% of the rental fee due upon arrival or for payment of the security deposit. These must be paid directly to the owner. Be sure to have with you the necessary funds before your arrive at the apartment. The owner or his/her agent will not give out any keys until he/she has been paid the rental fee and the security deposit.

For Security Deposit you may put a hold on your credit card.
In this case your credit card will not be debited unless there is damage to the apartment or its contents.

BANK TRANSFER
Instructions are provided with your contract. You should go to your financial institution who will forward the necessary funds to our account in the US.

TRAVELER'S CHECKS

This form of payment is accepted when you arrive at the apartment for either the rental fee and/or the security deposit. Travelers checks must be in EURO CURRENCY ONLY.

Those traveler's checks used for the security deposit will be held by the owner for the duration of your stay and returned to you upon your departure (if there are no damages to the apartment or its contents) and if you have paid all applicable telephone and/or electric/gas charges.

CASH

This may be used as a form of payment when you arrive for either the rental fee and/or the security deposit. ONLY CASH IN EURO CURRENCY IS ACCEPTED.

Cash used for the security deposit will be held by the owner for the duration of your stay and returned to you upon your departure (if there are no damages to the apartment or its contents) and if you have paid all applicable telephone and/or electric/gas charges.


CHECK IN and CHECK OUT TIMES

Whenever possible, you will be able to have access to the apartment as soon as you arrive. However, there are many times there is an overlap in clients departing and arriving on the same day. You should be aware that the normal check in time is 1 PM. You may arrive earlier if it is possible to do so. The same principle applies for departing clients. You will be asked to kindly vacate the apartment you are in by 10 AM. If there are no scheduled guests to arrive after you, you may be able to stay a bit longer according the your prior arrangement with the owner or parisapartmentsearch.

UTILITY CHARGES

TELEPHONE
Telephone is never included in the rental price. Telephone calls must be paid according to the usage. You will pay this in cash to the owner upon departure. Please note that telephones are restricted to local use. If you plan on calling mobiles phones or outside of Paris you will need either a prepaid telephone card or a telephone operator credit card. In addition to lines being restricted, some owners have opted to place an unrestricted line on the telephone but you will need to buy a card from France Telecom (sold at any tobacco store).

ELECTRICITY/ GAS FOR WEEKLY RENTALS
Electricity and gas are included in the rent.

ELECTRICITY/GAS FOR MONTHLY RENTALS

A reading of either meter is taken from the time of arrival and at the time of departure and paid by you upon departure. The owner or his/her agent will do this when you arrive at the apartment. You will pay only for the kilowatt hours consumed during your stay + 19.6 % VAT (French sale's tax).

CABLE TELEVISION AND INTERNET FOR MONTHLY RENTALS

These items are not included in monthly rentals. You will pay this cost upon either arrival or departure
The cost varies between internet/cable providers. It is usually between 30-50 EUROS per month.

ARRIVAL & DEPARTURE PROCEDURES

ARRIVAL - Either the owner or an agent of parisapartmentsearch.com will be there to greet you at the apartment. In order to do this we will need your travel arrangements. Please include your air carrier name, flight number and arrival airport. If you are coming by train, please let us know which station you will be arriving at and the approximate arrival time of the train.

- ARRIVALS AFTER 6 PM (Paris time) INCUR A 25 EURO LATE EVENING ARRIVAL FEE.
- ARRIVALS AFTER 10 PM (Paris time), INCUR A 50 EURO SURCHARGE FOR LATE NIGHT ARRIVAL.

Therefore you may arrive at anytime. The agent will collect this fee, if applicable, upon your arrival. It must be paid before you can receive the keys.

DEPARTURES - Either the owner or an agent of parisapartmentsearch.com will be there at your departure. We ask you to call us at least 3 days in advance to organize an appointment with you for the check out. At this time a walk through of the apartment will be done to determine if there are any damages. If there are none, you will receive your security deposit at that time. Charges for telephone and electricity charges (if applicable) will be collected from you at this time.

WEEKEND (SATURDAY & SUNDAY) ARRIVALS/DEPARTURES - You will pay the agent 25 EUROS upon arrival for your check in and/or check out.

CANCELLATION POLICY

Cancellations will result in a forfeiture of the payment sent to reserve the apartment. There are absolutely no refunds of any amount paid to reserve an apartment. Should you need to cancel your stay, the reservation fee will be applied to a stay at a later date, as agreed to between the owner and you. The payment made to reserve an apartment will be applied as a credit for the apartment you originally selected only.
